From land to keys

Site and ground survey

Zoning, floor area ratio and structural grid are set.

Foundations

Excavation and raft foundation, poured to the ground report.

Reinforced concrete frame

Columns and slabs rise floor by floor.

Envelope and finishes

Insulation, windows and facade cladding are applied.

Handover

Occupancy permit is obtained; keys are handed over.

Design, construction and handover happen within a single group. The coordination loss and blurred responsibility in between disappear.

Proportion, light and plan layout belong to the same person as formwork, rebar and the delivery schedule: Oğuzhan Tiner is both an architect and a contractor. An idea that would stay on paper, or a design trimmed just to make it easier, is filtered out at the table.

Delivery date, material brands and floor areas are added to the contract. We work with written commitments, not verbal ones.
